• Condensate drain. New construction leaves dust and debris in drain lines. A clogged drain or a tripped float switch shuts the system off in summer.
• Airflow. Undersized returns, a closed damper or a filter that doesn't fit right show up as rooms that never get comfortable, especially upstairs in two-story plans.
• Refrigerant charge. Charge that wasn't set right at startup can show up as weak cooling in the first hot summer.
