In town or out? Check this first

Four Oaks is one of only two towns in Johnston County (Clayton is the other) that issue their own building permits, according to the county's inspections office. That makes the permit question here different from Smithfield, Selma or Princeton:

Shares: Johnston County parcel records for homes with a Four Oaks mailing address, overlaid on town limit and ETJ maps.

The town posts a Mechanical Permit Application, a Residential Trade Permit Application and a 2026 residential building application, and will email a form or hand you one at Town Hall. On a replacement we pull the permit ourselves. Even so, a Four Oaks mailing address does not tell you which office you're dealing with. The tax bill or the county GIS map does.

Two kinds of houses: farm-era and brand new

The county lists 5,405 homes with a Four Oaks mailing address. The year-built numbers show two different sets of homes:

  • Older homes: about 1,740 were built before 1980, including roughly 810 from the 1930s through the 1950s. Those houses were built before central air was common, so their ductwork was added later.
  • New construction: 1,328 homes, about one in four, were built in the 2020s, more than any earlier decade. The median home was built in 2000.

The county's heating field: 69% heat pump, 23% ducted forced air (a furnace), 5% forced air with no ducts (floor and wall furnaces or space heating) and under 2% listed as having no heat. Inside town limits the Census puts electric heat at about 94% of occupied homes, with propane at about 5%. Across the wider ZIP, propane rises to about 8%. Utility gas is 1–3%.

What we'd look at on each type

A new heat pump in a 2020s subdivision: warranty registration, refrigerant charge set at install, and a condensate line that may not have been flushed since the builder left. Early failures on new systems are often installation details, not bad parts.

An older farmhouse or ranch: duct sizing that was never designed for central air, crawlspace duct insulation, and whether the heat pump or furnace was sized by load calculation or by guesswork. Our ductwork service page covers what a duct check involves.

Manufactured homes: one in five across the ZIP

The county parcel file counts 543 double-wides and 68 single-wides with Four Oaks addresses. The Census puts manufactured homes at about 21% of housing units in the 27524 ZIP. Equipment in these homes has to be listed for manufactured-home use, so the replacement options differ from site-built homes. We check that before quoting.

Electric and gas

We have not confirmed the electric utility for Four Oaks. The town is not a municipal power town, and the only sources naming a provider are third-party guides. A Piedmont Natural Gas office listing in Four Oaks turned up, but not an official service map, so gas availability at your street is also unconfirmed. Your bills will tell you. With most homes on electric heat, your heating cost depends mainly on how efficient the heat pump is.

Services

We repair and replace heat pumps, central AC, electric and propane furnaces, and ductwork, with the same rates seven days a week. See AC repair, heat pump service, or our Four Oaks furnace repair page for heating calls.
