What "furnace" usually means in a Four Oaks house

The Johnston County assessor lists a heating type for every house. For the 5,405 homes with a Four Oaks mailing address:

Assessor heating typeShareWhat we usually find there
Heat pump69.3%An indoor air handler with electric heat strips as backup
Forced air, ducted23.3%A furnace (electric, propane or gas) with central AC
Forced air, not ducted5.2%Floor or wall furnaces with no duct system
Baseboard / noneabout 2%Baseboard heaters or no listed heat

The Census fuel numbers narrow it down. Inside Four Oaks, about 94% of occupied homes heat with electricity, 5% with propane and about 1% with utility gas. Across the whole ZIP: 83% electric, 8% propane, 3% utility gas. So most of the ducted "forced air" homes are running an electric furnace or a propane furnace, not a natural-gas one.

Electric furnace repairs

An electric furnace has no burner. It has heating elements, sequencers or relays that switch them on in stages, limit switches, and a blower. Common calls:

  • Blower runs, air is lukewarm: one or more elements or sequencers have failed, so only part of the heat comes on.
  • Breaker trips when heat starts: a shorted element or a failed breaker. Reset it once. If it trips again, leave it off and call.
  • Burning-dust smell on the first cold night: usually normal for a few minutes. A hot plastic or electrical smell is not; shut it off.

The same parts are the backup heat in a heat pump air handler, which is most of the homes in the first row of that table. If your heat pump is on "aux" all the time, read emergency heat vs. aux heat.

Propane and gas furnace repairs

A fuel-burning furnace has more ways to stop: the igniter, flame sensor, pressure switch, inducer motor, gas valve and venting all have to work in order. The control board usually flashes a code that tells us where it stopped. Our guides on a furnace blinking 4 times and a furnace that turns on then off explain the most common ones.

A propane furnace needs the right conversion for LP gas and a supply your propane company keeps full. Before any burner repair we check that the tank has fuel and the supply valve is open. An empty tank causes a surprising number of propane no-heat calls. If you ever smell gas, leave the house and call your propane supplier or 911 first. For carbon monoxide symptoms, see our CO and gas furnace guide.

Two common Four Oaks setups: older houses and manufactured homes

Older site-built homes. About 1,740 Four Oaks-area houses were built before 1980, many in the 1930s–1950s. Those are the likeliest homes for the 5% "forced air, not ducted" heat: a floor or wall furnace. We look at those for safe venting and gas or electrical connections. If you're tired of heating one room, we can price ducted options.

Manufactured homes. The county lists 543 double-wides and 68 single-wides with Four Oaks addresses. These usually have a downflow furnace in a closet, blowing into a duct under the floor. A replacement furnace has to be one listed for manufactured homes, and a crushed or disconnected floor duct can look like a furnace failure. We check both.

When repair stops making sense

If the heat exchanger is cracked, the furnace is unsafe and we will tell you so in writing. Otherwise we give you the repair price and, if you ask, a replacement price, and you choose. A furnace replacement needs a mechanical permit: inside town limits from the Town of Four Oaks (its Mechanical Permit Application is posted online), outside town jurisdiction from Johnston County Building Inspections. See furnace installation and heating repair for what's included.

Furnace questions from the Four Oaks area

My furnace runs but blows cool air. Is it broken?

On an electric furnace, cool air with the blower running usually means one or more heating elements, sequencers or limit switches have failed. On a propane or gas furnace, it often means the burners never lit or shut off on a safety. Turn the thermostat down and call; don't keep resetting it.

Can you fix a furnace in a double-wide?

Yes. Manufactured-home furnaces are a different design from site-built units, and any replacement must be listed for manufactured-home use. About 1 in 10 Four Oaks-area parcels is a manufactured home.

Do I need a permit to replace a furnace in Four Oaks?

Yes. Inside town limits the Town of Four Oaks issues the mechanical permit; outside town jurisdiction, Johnston County Building Inspections does. We pull it as part of a replacement.

Do you work on propane furnaces?

Yes. Propane heats roughly 5% of homes in town and about 8% across the 27524 ZIP (Census estimates). Your propane supplier handles the tank and supply line; we handle the furnace.
