First question: which side of the county line?

The town of Middlesex is in Nash County. But the Middlesex mailing area reaches south, and Johnston County's tax records list 1,305 homes with a Middlesex address. All of them are in unincorporated Johnston County. Your county decides your permit route.

The Town of Middlesex permit page says a zoning permit is required for new construction and for changes to existing properties in town and the ETJ, and that it must be issued before any work begins. Nash County's own guide lays out the sequence: town zoning permit, a copy to Nash County, then the building permit, with inspections requested through the county portal. Johnston-side homes (county parcels): 394 of 1,305 are double-wides, about 30%, plus 15 single-wides. The median year built is 2000. 373 homes went up in the 2020s, the busiest decade. The assessor lists 72% heat pump and 23% ducted forced air.

A few things we watch for in manufactured homes here:

• Under-floor ducts. The trunk duct runs inside the belly wrap. Animals, storms and careless work tear it. Weak airflow at every vent, plus a cold or wet belly, points there.
• Listed equipment. Replacement furnaces and air handlers must be approved for manufactured-home use. A site-built unit isn't a legal swap.
• The crossover. On double-wides, the flexible duct joining the two halves can be crushed, disconnected or uninsulated. One half of the house runs warmer than the other.

Propane country

The Census fuel split for Middlesex is about 73% electric, 23% propane, 2% fuel oil and under 1% utility gas. The ZIP is similar, at 75% electric and 20% propane. That is roughly one propane home in four or five, a far higher share than in the all-electric towns near Clayton. For a propane furnace, we check the tank level and supply before the burner, and we coordinate with your propane supplier when a gas line or regulator is the problem.
