HVAC Repair in Riverwood, Clayton
A heat pump neighborhood on the Neuse, inside town limits but on Duke Energy power.
Short answer
We repair and replace heat pumps, air conditioners and furnaces in Riverwood. Riverwood is inside Clayton, where we're based, so it's a short drive; we haven't timed a typical trip, so call (919) 230-4439 for today's arrival window. Booking is by phone or the request form, 7 days a week, with the same price on Sundays.
Riverwood is in town, but your power comes from Duke
This is the detail that trips up new Riverwood owners. Most of Clayton buys electricity from the town's own public power system. Riverwood does not. The Town of Clayton electric page refers to "Duke Progress customers (like in the Riverwood Subdivision)." So even though about three of every four Riverwood homes sit inside Clayton town limits, the electric bill, outage reports and any utility program questions go to Duke Energy Progress, not to the town.
For your HVAC this matters in two places. When a storm knocks the heat pump offline, the call about the power goes to Duke. And when you compare operating costs for a replacement system, use Duke's rates, not the town's. We size and quote equipment the same either way, but we'd rather you know which utility you're dealing with before we start.
What's in Riverwood's houses
Johnston County tax records match 1,171 homes to Riverwood. Here is what those records say about how the neighborhood was built and how it heats:
| Homes in county records | 1,171 (1,002 single-family, 169 townhouses) |
|---|---|
| Median year built | 2005; the middle 80% were built 1998 to 2013 |
| Built in the 2000s | 834 homes, by far the largest group |
| Built in the 1990s / 2010s / 2020s | 136 / 152 / 40 |
| Heat type per county assessor | Heat pump 92%, ducted forced air 7% (usually a gas furnace) |
| Town limits | 77% inside Clayton limits, 23% in Clayton's ETJ |
The golf course opened in 1997, and most of the neighborhood went up through the 2000s. The sections are different kinds of houses: custom brick ranches in Riverwood Golf Club Estates, two-story craftsman and traditional homes in Riverwood Athletic Club (which is still adding new construction), townhomes and low-rise condos in The Village at Riverwood, and main-level ranches in Riverwood Ranch and Overlook.
What that means for equipment: a heat pump installed with a 2005 house is past 20 years old if it was never replaced. County records don't tell us which homes have already changed out, so we don't assume. When we look at an older Riverwood heat pump we check the reversing valve and defrost operation, the backup heat strips, and the condition of the outdoor coil before we talk about repair versus replacement. Townhomes in The Village often have condensers grouped close together, which makes access and clearance worth a look during any replacement.
Our work in Riverwood so far
We've completed two jobs in Riverwood that we can match to county parcel records. Both were in the cooling season, and both homes were built in 2012:
- May 2025: a 2012-built home in Riverwood.
- June 2025: a 2012-built home in the Ravens Ridge section of Riverwood Athletic Club.
Across those two visits our records show a no-cooling complaint and an evaporator coil replacement. One detail stood out: the county lists both of those homes as ducted forced air, which usually means a gas furnace with a separate AC, so they were part of Riverwood's small non-heat-pump minority. Most of our notes from that period are short, so we won't add detail we don't have. We'd like to add more Riverwood jobs here as we do them.
Who permits HVAC work in Riverwood
Both parts of Riverwood, the annexed land and the ETJ, are handled by the Town of Clayton, not Johnston County. Clayton's inspections FAQ says a mechanical permit is required to install, extend, relocate, replace or do general repair on heating, air conditioning or venting systems. We pull it through the town's Permit Clayton hub. Inspection requests made online get priority, and a voicemail on the inspection line by 4 pm gets next-business-day scheduling.
Riverwood came into town in stages: the 786-acre Riverwood on the Neuse annexation in 1999, land beside the Athletic Club in 2005, the 886-acre Pritchard Road tract north of it in 2006, Walton Farm in 2018 and Riverwood Golf Section II in 2021, per the town's annexation history. Riverwood also has some land in Wake County; we haven't confirmed how permits work for those lots, so ask us if your parcel is on the Wake side.
Lots near the river
Riverwood's annexed land runs between Pritchard Road and the Neuse River. If a lot is in a FEMA Special Flood Hazard Area, Clayton's flood ordinance requires new or substantially improved HVAC equipment and ductwork to sit at least 2 feet above the base flood elevation, or be flood-proofed. Like-for-like maintenance replacements can stay where they are. Most Riverwood homes aren't in the flood zone, but if yours backs up to the river, we check the flood map for your address before quoting a replacement.

Riverwood questions
Is Riverwood on Town of Clayton electric?
No. The Town of Clayton names Riverwood as a Duke Energy Progress area, even though most of the neighborhood is inside town limits. Power problems and utility questions go to Duke.
Who issues the HVAC permit for a Riverwood heat pump replacement?
The Town of Clayton, for both the in-limits part and the ETJ part. A mechanical permit is required for replacement and general repair. We pull it as part of the job.
Do I have to raise my outdoor unit because I'm near the Neuse?
Only if your lot is in a Special Flood Hazard Area and the work is new or a substantial improvement. Then Clayton requires equipment at least 2 feet above base flood elevation. Like-for-like maintenance replacements can stay in place.
Most Riverwood homes are from the 2000s. Should I replace my heat pump?
Not automatically. If it's the original unit it may be 20 years old, but we test it first and give you the repair and replacement options with prices before any work.
