HVAC for New Homes in Rolesville Crossing
A 2026 neighborhood, so most of what you need now is first-year know-how, not repairs.
Short answer
Rolesville Crossing is Lennar's new community in Rolesville. Homes here are finished in 2026 or still under construction, so your HVAC system is brand new. For a defect in year one, start with the builder's warranty. For anything outside it, such as a no-cool call on a weekend, a second opinion or a maintenance visit, Frost Fire comes up from Clayton, about 39 minutes away with no traffic. Call (919) 230-4439. Sundays cost the same as weekdays.
What the county records show so far
As of Wake County's October 2026 real estate extract, only 7 homes in Rolesville Crossing have an assessed building, and all 7 are dated 2026. Most lots haven't been assessed with a house yet. Lennar sells three product lines here: the Designer collection of townhomes and the Summit and Highland single-family collections. Lennar's community page doesn't say what HVAC equipment it installs, so we can't tell you the brand, efficiency rating, or whether your home heats with gas or a heat pump. The label on your outdoor unit and the paperwork from closing will.
We haven't worked on a home in this neighborhood yet. This page covers what is useful to know about a system this new and where the local rules differ.
Your system probably uses a new kind of refrigerant
Under EPA's AIM Act rules, residential central air conditioners and heat pumps manufactured since 2025 have moved to lower-global-warming refrigerants, usually R-454B or R-32 instead of the R-410A used for the past fifteen years. These newer refrigerants are rated A2L (mildly flammable), so service needs gauges, recovery machines and leak detectors approved for them. A system installed in a 2026 home very likely uses one of them, and the nameplate on the outdoor unit will say which. When anyone comes to service it, ask whether their tools are rated for A2L.
A first-year checklist for a brand-new system
- Find the warranty paperwork. Lennar's warranty terms are in your closing documents. While a builder warranty covers the install, a defect is usually the builder's to fix, and paying someone else first can complicate that claim.
- Register the equipment. Many manufacturers give a longer parts warranty only if the unit is registered within a set window after installation. Check the brand's website with the serial number from the outdoor unit.
- Learn your filter size and location. New-construction dust, from drywall sanding and trim work, loads filters quickly in the first months. Check it monthly at first.
- Watch the condensate line in the first summer. Construction debris can clog a new drain line. Water near the indoor unit, or a float switch that shuts the system off, is the usual sign.
- Note whether it's gas or electric heat. We haven't confirmed whether gas is available here. A flue pipe means a gas furnace. An outdoor unit that runs in winter means a heat pump.
Townhome or single-family changes the service visit
In the Designer townhomes, the indoor unit and the outdoor condensers are usually close to the neighbors' units. Before you need service, find out which outdoor unit is yours and where your shutoff is. In the Summit and Highland houses, there may be more than one system for upstairs and downstairs. If one floor is fine and the other isn't, tell us that when you call. It narrows the problem quickly.
Utilities and permits in Rolesville
The town's new-resident page says electric service is split between Duke Energy Progress and Wake Electric. The town doesn't publish the boundary and we haven't confirmed which serves Rolesville Crossing, so check your account. Natural gas in Rolesville is Enbridge Gas North Carolina (formerly PSNC). Neighborhood availability isn't confirmed. For permits, the address is inside town limits: Rolesville Planning does the zoning review, and Wake County reviews the permit and inspects. Applications go through the Wake County Permit Portal. Any replacement or major repair after the builder's work is done needs its own mechanical permit.
When the warranty no longer covers it: maintenance visits, AC repair and heat pump service.
Rolesville Crossing questions
Should I call Lennar or an HVAC company for a problem in my new home?
If it's a defect covered by your builder warranty, start with Lennar. Your closing documents have the terms. For anything outside that coverage, or if you're stuck without cooling on a weekend, call us at (919) 230-4439.
What refrigerant does a 2026 Rolesville Crossing system use?
Most likely a newer A2L refrigerant, usually R-454B or R-32, because EPA rules moved new residential equipment off R-410A starting in 2025. The nameplate on the outdoor unit lists the refrigerant.
Is Rolesville Crossing on Duke Energy or Wake Electric?
We haven't confirmed it. Rolesville is split between the two, and the town doesn't publish the boundary. Your utility account will show which one you have.
Who inspects HVAC work in Rolesville Crossing?
Wake County Permits & Inspections, after the Town of Rolesville's zoning review. Both are handled through the Wake County Permit Portal.
