Basements, split-levels and houses without AC
The older Vandora Springs Rd homes are unusual for this part of Wake County. Of the 125 parcels on the road, 10 are coded with a full basement and 16 with a partial basement. Ranch and split-level designs are common. In most of the newer Garner subdivisions, almost nothing has a basement.
That changes the job. In a basement or split-level house, the furnace or air handler often sits in the basement, with supply runs going up through the floors. That is where we look for rusted heat exchangers on older gas furnaces, condensate lines that drain to a pump instead of by gravity, and rooms on the top level that never cool because the return air path is too small. Either way the Town of Garner Inspections Department is the permit office. Applications go through the town's SmartGov portal only.
