A neighborhood that is mostly brand new
Of the 699 White Oak residential parcels on Wake County's tax records, 440 were built in the 2020s. The median build year is 2022. The county names the newest sections: Renaissance at White Oak (2024 to 2026), The Avenue on White Oak Rd (2020 to 2022) and Grove at White Oak (2021 to 2022). White Oak Landing is the older section, built from 2007 to 2018, and older parcels line White Oak Rd itself, a few of them built before 1940. The county codes 179 of the White Oak records as townhouses and 428 as conventional single-family homes.
We have one completed repair call in White Oak on record, in July 2025, at a house built in 2021. A four-year-old system needing a service call in its fourth summer is a normal pattern, not a sign the builder installed junk.
What goes wrong in the first years
New systems rarely fail from wear. The calls we get from young houses tend to come from the install and the first few seasons:
- Condensate drains. Construction dust and a drain line that was never flushed can plug a new air handler's drain by the second summer. A float switch then shuts the system off to protect the ceiling.
- Thermostat setup. Heat pump thermostats installed with the wrong backup-heat settings run the electric strips more than they should. You find out from the first January power bill.
- Airflow on two-story plans. Upstairs bedrooms that run warm in summer often trace to dampers or return-air sizing, not a bad unit.
- Townhome condensers. When condensers sit side by side behind a row of units, it is easy to service the wrong one. We confirm which outdoor unit belongs to your home before touching anything.
If your house is still under the builder's or manufacturer's warranty, keep the paperwork handy when you call. We will tell you if a problem looks like a warranty item before doing work you may not need to pay for. Systems installed from 2025 on also use the newer A2L refrigerants (R-454B or R-32) rather than R-410A, which matters if a refrigerant repair ever comes up. Garner or Wake County permit
About 87% of White Oak parcels are in Garner's planning jurisdiction and 13% in Wake County's. In practice:
- Most White Oak subdivisions are inside Garner town limits, and White Oak Estates is in Garner's ETJ. Both go through the Town of Garner SmartGov permit portal.
- White Oak Landing (65 parcels) is unincorporated, so a replacement there is permitted by Wake County Permits and Inspections.
Our one completed White Oak job was inside Garner's jurisdiction.
Utilities
Electricity in Garner is Duke Energy. Gas, where available, is Enbridge Gas North Carolina (the former PSNC). The county's utility codes for White Oak records suggest most of the new sections have full utility service, but those codes are not proof of a gas line at your address, and gas availability was not confirmed for this page.
White Oak FAQ
My White Oak home is only a few years old. Why is the AC already acting up?
Most young-system calls are clogged condensate drains, thermostat setup, or airflow balance, not worn-out equipment. Our one completed White Oak job was at a 2021-built home in July 2025.
I live in White Oak Landing. Who issues the permit?
White Oak Landing is unincorporated Wake County, so Wake County Permits and Inspections handles HVAC permits there. Most other White Oak sections go through the Town of Garner.
Do you service townhomes?
Yes. Wake County codes 179 White Oak homes as townhouses. We confirm which outdoor unit is yours before starting work.
How quickly can you get to White Oak?
Garner is about 23 minutes and 12 miles from our Clayton base without traffic. Call (919) 230-4439 for the day's arrival window.
