Older than the newer subdivisions around it

Wake County property records list 466 homes in Mingo Creek, built from 1996 to 2020 with a median of 2005. Phase 1 went up from 1996 to 2000 and Phase III from 2003 to 2008. Seventy-five homes date to the 1990s and 352 to the 2000s. Most of the neighborhoods on our other Knightdale and Wendell pages were built after 2015, so Mingo Creek's equipment is a different story. Any original system left here is 17 to 30 years old.

We haven't completed a job in Mingo Creek yet. Here is what homes of this age usually need:

• R-22 refrigerant. Outdoor units made before 2010 often use R-22, which is no longer manufactured. A leak on one of these is usually the point to replace rather than recharge.
• Second-generation equipment. Many 1990s and early-2000s homes have already had one replacement. If yours did, the nameplate date matters more than the year the house was built. Read it off the outdoor unit when you call.
• Old ductwork. Duct tape and flex duct from 25 years ago sag and leak. A new system attached to leaky ducts won't deliver what its rating says, so we look at the ducts before quoting a replacement.

Townhome rows

County design codes split Mingo Creek into about 270 single-family homes and 196 townhomes. In townhome rows, the outdoor units usually sit side by side, and after 20 years and a replacement or two, it isn't always obvious which one belongs to which unit. Label yours (a paint pen on the disconnect box works) so a technician never works on the neighbor's unit by mistake. The town also has an application on file for 98 more townhomes in Mingo Creek Phases 7 and 12 (Fred Smith Company and Mingo Creek Investments III), so newer units may appear beside 20-year-old ones.

Heat pumps are the likely setup

The Census estimates that about 68% of occupied homes in ZIP 27545 heat with electricity and 27% with utility gas (ACS 2024 5-year). For a Mingo Creek house that usually means a heat pump with electric backup heat. Older heat pumps lose capacity as they age, so the first sign of trouble is often the backup heat running much more than it used to and a higher winter power bill, not a dead system. County records list the heat type only as forced air, so check your own equipment.

Permits and utilities

Mingo Creek is inside Knightdale town limits. HVAC replacements are permitted by the Town of Knightdale through the Wake County Permit Portal and inspected by Wake County, and the contractor has to be linked to the permit. For electricity, the town's utilities page lists both Duke Energy Progress and Wake Electric. We haven't confirmed which serves Mingo Creek, so check your bill. Gas is Enbridge Gas North Carolina (the former PSNC). Whether your street has gas isn't confirmed.

Check the manufacture date on the outdoor unit's nameplate or in its serial number. Many 1990s and early-2000s Mingo Creek homes have already had one replacement, so the house's age isn't the whole story.
