No single "Wendell Falls system"

Newland Communities opened Wendell Falls with a team of builders: Lennar, Homes by Dickerson, Garman Homes, Wynn Homes, Dan Ryan Builders, M/I Homes and Fresh Paint by Garman. By 2025 the builders were Brookfield Residential, Garman Homes, Homes by Dickerson and McNeill Burbank. The 2025 anniversary release also names a joint venture of North America Sekisui House and Brookfield Residential. Each builder chooses its own HVAC contractor and equipment, and we haven't seen their specs. Two houses on the same street can have different brands, different efficiency levels, and even gas heat in one and a heat pump in the other. So the first thing we ask on the phone is the brand and model on your outdoor unit.

The first homes just turned ten

The neighborhood welcomed its first residents in 2015 and passed 2,300 homes sold across 12 phases and more than 1,100 acres by its ten-year mark in 2025. Wake County's October 2026 extract lists 1,639 residential parcels: 746 built in the 2010s and 891 in the 2020s, with a median of 2020. That puts the neighborhood in two groups:

  • 2015 to 2019 homes: heat pumps and AC condensers around ten years old. Common problems at this age are failed capacitors, worn contactors, outdoor fan motors and slow refrigerant leaks at coil joints. A maintenance visit that checks the charge catches most of these before the first heat wave.
  • 2020s homes: likely still inside the manufacturer's parts warranty if the equipment was registered. The newest ones, made since 2025, generally use A2L refrigerants such as R-454B or R-32.

The final phase is 121 single-family lots, 26 feet wide, built by Garman Homes and Brookfield Residential. On lots that narrow, the side yard is tight, so keep the path to the outdoor unit clear and keep plantings back so the condenser can breathe.

Heat pumps are common here

The Census estimates that 73% of occupied homes in ZIP 27591 heat with electricity and 17% with utility gas. Inside Wendell town limits it's about 60% electric. The ZIP takes in a lot of older rural housing outside Wendell Falls, so treat those figures as the area's general pattern. Wake County records list the heat type only as forced air and don't separate gas from heat pump. If you're replacing a system, see heat pump installation for sizing and backup-heat choices.

Wendell's permit path

Wendell Falls is inside Wendell town limits. The Town of Wendell Planning Department handles all building permits in town limits and its ETJ. Mechanical permits are submitted, paid and issued in the Wake County Permit Portal, and Wake County schedules and performs the inspections under contract. For new construction, the town does its own zoning setback inspection first.

Utilities

The Town of Wendell's new-resident page lists Duke Energy Progress for electricity. We haven't confirmed whether Wake Electric serves any Wendell addresses. Gas is listed under Dominion Energy, which is now Enbridge Gas North Carolina (877-776-2427). We haven't confirmed gas in every phase.
