Which Sunset Lake do you live in?
The name covers two neighborhoods with different rules, and Sunset Lake Rd itself crosses Holly Springs, Fuquay-Varina's ETJ and county land. The lake is a roughly 125-acre lake owned by the Sunset Lake Homeowners Association.

The basement homes on the county side
About a quarter of the county-side homes have a full or partial basement, far more than Sunset Lake Village next door, where 80 of 81 homes have none. When the furnace or air handler is in a basement, the questions change. Where does the condensate go: a floor drain, or a pump that can fail and flood the floor? Is the basement itself conditioned, or is it damp enough to need dehumidification? Does the upstairs get enough return air, or do the top-floor bedrooms run hot every July? These are the things we check first in a basement house, before looking at the outdoor unit.
The county-side utility codes also lean electric-only, which fits homes on heat pumps. That code is an assessor field, not a map of gas lines, so we will not assume either way until we see your equipment.
Sunset Lake Village: late-1990s homes
The Village is more uniform: homes without basements, built 1994 to 2015 and centered on 1999. A 1999 house is now 27 years old. Unless its system has been replaced, it is running on equipment past typical service life, and the ductwork is most likely the original builder install. For those homes the work is mostly replacement planning, plus checking whether the old duct system can carry a properly sized new system. Two permit offices
Village (Holly Springs): the Town of Holly Springs Development Services requires an HVAC trade permit for installation, extension, relocation, replacement and general repair of any heating, air-conditioning or venting system. Permits go through the town's CityView portal. Contractors have to be registered with the town, and inspections requested before 4:00 p.m. are scheduled for the next business day.
Subdivision (county): Wake County Permits and Inspections. The county's advice is to check the parcel's planning jurisdiction in iMAPS. "WC" means Wake County has jurisdiction.
Utilities
On the Holly Springs side, the town names Duke Energy Progress for electricity and Enbridge Gas North Carolina (formerly PSNC, sometimes listed as Dominion Energy) for gas. The electric provider on the county side was not verified, and gas availability is not confirmed street by street on either side.

Probably not. The older Sunset Lake subdivision with 27526 mailing addresses is unincorporated Wake County, so Wake County Permits and Inspections handles it. Sunset Lake Village, inside Holly Springs, goes through the town.
My furnace is in the basement. Anything special?
Yes. We check the condensate pump or drain, basement humidity and upstairs return air first. About a quarter of the county-side Sunset Lake homes have a full or partial basement.
