One building era, one kind of system
Plantation Pointe is unusually uniform. Johnston County records show 319 single-family homes, and 259 of them were built in the 2000s. The median build year is 2006; the middle 80% went up between 2001 and 2014. Listing examples include homes built in 2005, 2006 and 2015.
The assessor lists 95% of Plantation Pointe homes with heat pumps and only 5% with ducted forced air. Compare that with Flowers Plantation as a whole, where only 39% are heat pumps. If you live in Plantation Pointe, you almost certainly have a heat pump.
A 2006 heat pump in 2026
A heat pump that came with a 2006 house is 20 years old this year if it's never been replaced. Plenty have been; county records don't show which. If yours is original, here's what we look at:
- Refrigerant type. Many systems from the mid-2000s used R-22, which is no longer produced. A leak on an R-22 system is often the point where repair stops making sense, because recharging it is expensive. We'll tell you which refrigerant your unit uses from the label.
- Compressor and outdoor coil. Twenty summers of use take a toll on the outdoor coil. We check for leaks and corrosion.
- Air handler and backup heat. The indoor air handler and its heat strips are as old as the outdoor unit. A replacement plan should cover both, matched, not just the condenser.
- Ductwork. At least one Plantation Pointe listing mentions an encapsulated crawlspace. We haven't confirmed the foundation type across the neighborhood, but if your ducts or air handler are in a crawlspace, we inspect it before quoting.
We'll give you the cost to repair and the cost to replace, and you choose. A 20-year-old system that's running fine doesn't need to be replaced just because of its age.
County, not town
Plantation Pointe is a recognized neighborhood within Flowers Plantation, and a 2018 local realtor post notes it isn't in town limits; residents pay Johnston County taxes. County records match: 97% unincorporated, with about 3% of parcels inside Archer Lodge limits. Either way, the HVAC permit comes from Johnston County Building Inspections; Archer Lodge has no inspections department of its own and uses the county after its own zoning sign-off. The county's FAQ says permits can't be filed online yet, but a simple trade permit can be emailed. We do the filing.
Power and HOA
Electric service is probably Duke Energy Progress, the provider for the Flowers Plantation area, but we haven't confirmed it street by street in Plantation Pointe. Gas availability isn't confirmed either, which matters little in a neighborhood that's 95% heat pump.
The HOA is managed by Professional Property Management. We haven't found a written rule on condenser placement. Replacing a unit on the same pad shouldn't raise HOA questions; moving it might, so ask first.
